Company Profile
Setl Group was founded in 1994 and has grown over 30 years to become a leader in the new housing market. Every year, the company delivers over 1 million square meters of new housing. Setl Group develops a wide range of residential projects — from comfort-class housing to exclusive premium and business-class properties. Over the years, the company has completed 372 buildings with over 197,000 apartments. The Group’s core business areas include design, construction, and comprehensive urban development. Keeping pace with new technologies and market trends, the company actively implements digital tools to enhance the efficiency of its business processes. Building Information Modeling (BIM) is one of its key technologies.
Challenge
A key challenge for Setl Group is the integration of BIM technologies to accelerate project timelines and enhance quality. When Setl City Architecture Bureau, part of Setl Group, was established, it brought together around 100 architects in urgent need of faster, more advanced design technologies.
The main obstacle was reliance on conventional 2D modeling. High-quality, precise projects demanded more advanced digital solutions.
Solution
To meet market demands and internal needs, Setl Group selected the Renga BIM system as the most suitable 3D architectural modeling tool. A pilot project was launched in September 2023 to train architects to use Renga. Within just a few weeks, they began working in Renga, despite having no prior experience with the system. The pilot project culminated in a completed conceptual design that soon proved to be a success. After that, the pilot project was expanded, and the team proceeded with detailed design using Renga as the computer-aided design and simulation tool.
Key project features:
- A comprehensive 3D model with all the architectural, structural solutions, and utilities
- Auto-generated drawings and BOMs
- Accurate quantity takeoff/floor square calculation
- Project team collaboration in real time.
Results
Key Renga BIM achievements:
- Process automation, auto generation of drawings and BOMs, precise quantity takeoff, and a shared information model accessible to all project stakeholders. A major advantage of Renga is automatic quantity takeoff, which simplifies cost estimation and enhances project control. Model attributes are automatically propagated to cost sheets and used to verify and refine the project.
“To export data from Renga, we save the BIM model in the IFC4 format. This functionality in Renga works well; we have not had any problems with the export feature."
- We’ve improved project quality by detecting errors early in the design phase and thoroughly defining all components and parameters to meet strict customer requirements. All data are integrated into a single model to enable clash detection and simplify making changes.
- All data are integrated into a single model to enable clash detection and streamline project modifications. The system supports team collaboration, real-time change tracking, and project version control. It significantly boosts productivity, especially on large-scale projects.
Business Values
Setl Group’s adoption of Renga BIM has enhanced design quality, shortened deadlines, and improved project control and organization. Setl Group has successfully applied BIM technologies to design large residential clusters such as City of Stars, featuring 1.7 million square meters of housing for 46,800 residents, and is expanding the system’s use in its new projects.
Setl Group’s project demonstrates that Renga is well-suited for even the most complex, large-scale residential developments.
“We opted for Renga about a year ago. It has been a long journey: we had to master 3D modeling and other design tools from scratch.
We can confidently state: Renga is the ideal choice for residential BIM projects”.
